Sector: Residential Development
Scope: Asbestos soil remediation, waste classification & disposal, site validation
Client: [Confidential]
Location: Near Wokingham, Berkshire
Project Overview
Provectus was appointed to deliver specialist remediation works for a 0.75-hectare former brownfield site earmarked for redevelopment into residential dwellings with gardens, roads, and landscaped public spaces.
Following the demolition of former buildings, asbestos-containing materials (ACMs) were identified within the made ground. Planning Conditions 25 and 26 required formal validation that all contaminated soil had been safely removed, protecting the health of future residents and ensuring compliance with the approved Remediation Strategy and Verification Plan.
Our Approach
Asbestos Soil Remediation
-
Reduced-level excavation of made ground to 0.5 m in plots and public open spaces, and 1.0 m in proposed garden areas (or to natural ground).
-
Removal of asbestos-impacted soils using non-licensed methods in accordance with the Asbestos Management Plan.
-
On-site screening and handpicking of visible ACM fragments.
-
Segregation of hazardous and non-hazardous soils into designated stockpiles for safe handling and removal.
Waste Classification & Disposal
-
Routine sampling and geochemical testing (1 sample per 250 m³) to confirm waste classification.
-
Off-site disposal of hazardous soils (e.g., high hydrocarbons or ACMs) to a permitted hazardous waste facility.
-
Non-hazardous soils transported to licensed non-hazardous landfill.
Validation & Verification
-
Post-excavation sampling confirmed soil formation levels were free of ACMs and other contaminants.
-
All works undertaken in line with the approved Remediation Strategy and Verification Plan, enabling the discharge of Planning Conditions 25 & 26.
Project Delivery
Stockpile Management: Multiple segregated stockpiles (e.g., SP1, SP2, SP6) ensured full compliance with waste handling protocols.
Outcome
The project was completed safely, on programme, and in full regulatory compliance.
The site is now validated and ready for the next phase of development, providing a safe foundation for new homes and public spaces.
